You Bought the House—Now What? First-Year Must-Dos for New Homeowners

Closing day is exciting—but once you get the keys and the boxes start piling up, a new question hits: “Now what?”

If you’re a first-time homeowner in Austin, your first year is key to protecting your investment, settling in, and setting yourself up for long-term success. Here’s your checklist to keep things running smoothly after move-in.

1. Set Up (and Automate) Your Bills

  • Transfer utilities into your name
  • Set up mortgage autopay + escrow reviews
  • Add recurring calendar reminders for taxes + insurance

2. Secure the Property

  • Change the locks + garage codes
  • Test all smoke + carbon monoxide detectors
  • Evaluate security systems or smart doorbells

3. Build Your Local Vendor List

Find your go-to pros now—not during a leak or outage. Ask your agent (👋) for referrals!

  • Handyman
  • Plumber + HVAC
  • Lawn or landscaping help

4. Make a Maintenance Plan

  • Seasonal checklist: gutters, HVAC filters, caulking, etc.
  • Track minor repairs and warranty info in one place
  • Start a home improvement wish list + budget

5. Explore Your Community

  • Join your neighborhood email group or Nextdoor
  • Support local businesses—coffee shops, cleaners, etc.
  • Find your school zone, park, and favorite taco spot

Bonus: File for Homestead Exemption

If this is your primary residence, don’t forget to file your homestead exemption with the county. It can reduce your property tax bill significantly.
