As we enter the final stretch of 2025, the Austin housing market is showing signs of balance we haven’t seen in a long time. Mortgage rates have recently dropped into the mid-6% range, and inventory has climbed to 5.9 months—the highest in years. That combination creates real opportunities.

Sellers are offering more concessions, including mortgage rate buy-downs, while buyers now have more homes to choose from and better negotiating power. The days of frenzied bidding wars are cooling, which gives you the upper hand if you’re ready to move.
